The average rent for one-room apartments in Kiev fell by 2.3% or USD 11.9 to USD 506.2 per month on May 4-11.

This was revealed in the data of the realtor portal Nerukhomist (Real Estate).

According to information of the portal, the average rent for two-room apartments in Kyiv fell by 0.6% or USD 5.3 to USD 826.5 per month, the average rent for three-room apartments rose by 1.9% or USD 27.4 to USD 1,436.9 per month on May 4-11.

The lowest one-room apartments rents in Kiev fell by 1.9% or USD 6 to USD 310 per month, for two-room apartments rose by 0.7% or USD 3 to USD 429 per month, for three-room apartments fell by 4.9% or USD 27 to USD 526 on May 4-11.

The highest rents for one-room apartments fell by 1.8% or USD 20 to USD 1,110 per month, for two-room apartments rose by 3% or USD 55 to USD 1,873 per month, for three-room apartments fell by 2.3% or USD 80 to USD 3,341.9 per month on May 4-11.

As Ukrainian News earlier reported, The average rent for one-room apartments in Kyiv rose by 5.1% or USD 25.3 to USD 518.1 per month on April 27 - May 4, the average rent for two-room apartments rose by 3.1% or USD 25.3 to USD 831.8 per month, the average rent for three-room apartments rose by 5.3% or USD 73.5 to USD 1,464.3 per month.

Donetsk-based company "Gerz" are reporting about residential prices in its city. So, since the last month prices increased up to 2.2% and within 2006 this figure has became 14.1%

Kiev flat prices going down. During the summer time secondary market supply prices could decline up to 10%. In spite of lack real buyers prices can't grow any longer. Different residential experts say that since the end of last year, sales of each thirteenth flat cut prices USD 3-15 K, and the same number of owners to do so in negotiations with the buyer.

Sounds real, comparing that apartments in Kiev are in 1,5-2 times more expensive than in Warsaw, Sofia, etc.

As a result, there are a large number of "frozen" apartments. According to the "Planeta Obolon", as compared with April 2006 now the listings for sale have 25% more apartments and nearly 60% more than in December last year.

Realtors say that the disappearance of the buyers has led to some " step back" prices. However, as a 1, 5 year, this is regarding only those who can not wait and is interested as quickly as possible to obtain cash.

Most experts agree that at summer even more apartments reduce their price and the total trend could reach 10% down.

According to information of the Real Estate web-portal, the average rent for two-room apartments in Kiev fell by 2% or USD 16.6 to USD 813 per month, the average rent for three-room apartments fell by 1.9% or USD 26.1 to USD 1,317.1 per month on March 30-April 6.

The lowest one-room apartments rents in Kiev rose by 1.6% or USD 5 to USD 314 per month, for two-room apartments remained at the level of USD 419 per month, for three-room apartments fell by 1.7% or USD 10 to USD 573 on March 30-April 6.

The highest rents for one-room apartments fell by 6.4% or USD 75 to USD 1,100 per month, for two-room apartments fell by 38.5% or USD 1,242.4 to USD 1,985.6 per month, for three-room apartments fell by 6.7% or USD 250 to USD 3,484 per month on March 30-April 6.

8.6 mln. sq.m. - a 2006 result for residential construction in Ukraine

The Ministry of Construction, Architecture and Housing and Utility Economy forecasts a 17.6% increase in residential construction up to 9.4 mln. sq.m.

Couple words about investing in real estate in Ukraine

I'd like to express some minds about relations between real estate prices and renting it out. It would be pretty interesting, because many private investors put the money in real estate as in valuable asset which produces rent income.

From the investment point of view, the most important index for the real estate market, and not only for Ukraine, is the rent rates. Specifically, the ratio of the rent rate and the cost of 1 square meter. In recent years, the demand for rental increased significantly, and particularly attractive received this type of business, as buying real estate, with further lease. Only 2006 rental rates, according to the official statistics, increased in Ukraine on average by 31%. The rapidly increasing rents in Kiev and other big cities (1 million population and more).

Today, the apartment lease, the lessor can easily obtain 12% ROI. This is roughly the same as the deposit rate, but owners are expected to increase in the value of his property.

The second indicator is the ratio of the rate of growth in housing prices and the interest. Over 2006 flats in the secondary market made about 50% comparing almost five times cheaper currency deposit rates. Some investors, getting a revenue from the increase in housing and rental income, earned in the housing market for the year about 60%. A property investments made at the beginning of 2005, fully recovered in less than two years!

None of this works well with a good and the constantly increasing lease rates and the real estate prices. If the annual rent amount less than 1 / 12 the cost of apartments, such business, already become less attractive than deposit money in a bank.

So main question is: how long it would be continuing? Even real estate professionals in Ukraine have no one opinion on such phenomena. Anyway I don't believe in the same growth in the near future. Now the time for "smart" investing.

The highest rents rose by 2% or USD 20 to USD 1,040 for one-room apartments, fell by 1.1% or USD 20 to USD 1,750 for two-room apartments, and fell by 4.5% or USD 140 to USD 2,960 for three-room apartments on January 12-19.

Rumors. Do the prices begin to slide down?

Actually I don't like a rumors, but... At the December biggest construction and development companies suddenly have withdrew out from the market most "hot" offers - 1 and 2-rooms flats. And we've expected their selling at spring time with much higher prices. But for unknown reason they has become to sell them now. Something happened? Do they feel an overheating on the market? Or they have know something that we don't? Anyway, unpredictable moving is strange...
