IKEA adventure in Ukraine

One of the most curious things I ever heard...

Well-known megastore IKEA has signed a agreement for construction their first shop in a Kiev suburbian. But! Just among given 30 hegtares land site, there is one private owner, who doesn't want to sell his 2 hegtares for any money. And he want to take own share in IKEA business!
LOL. But what has to do IKEA?
